Getting started

The Setup Center walks six steps. Pricing can go live before the optional ones are finished.

Add your property
Name, room types and base rates per type. Multiple properties and users sit under one Multisystems account.

Connect your OTA listing
Expedia Partner Central is the observed connector. It supplies your rate plans per room type.

Grant extranet access
Lets the engine reconcile the rates you push against the plans guests can actually book.

Choose your comp set
You name the properties you genuinely lose bookings to. Every market comparison benchmarks against that set.

Add occupancy
Three ways in: a flat baseline, paint-by-day, or a CSV or Excel upload. Without it, pricing runs from market position.

Go live
Suggestions start. Nothing publishes past the guardrails you set.

Pricing and calendars

Every rate is built in four visible stages, and you keep the last word on all of them.

Read the four-stage build
Base rate, market signal, your rules, final price. Click any night to see which stage moved the number and why.

Set guardrails
Minimum and maximum ceilings per room type. A rate held at your cap flags for a bounds review rather than silently sticking.

Override a night
Per-day overrides always win. Editing a base rate inline on the Multi-Calendar recomputes that room type's whole row.

Read the calendar colours
Colour shows demand for the night; arrows show the change against your current rate. Min-stay nights are flagged on the cell.

Work the three rate windows
Tonight, the next 7 days and the next 30 days each get their own AI rate card.

Market and reporting

Where you sit, what is driving demand, and what your owner sees at the end of the month.

Read percentile bands
25th, 50th, 75th and 90th percentile bands from live OTA scrapes show where your rate lands and the headroom to your target.

Track the comp set day by day
Your rate against each competitor, with sold-out flags, your daily rank, and alerts when someone undercuts you.

Price around events
Ticketmaster and SeatGeek feeds surface concerts, games and conferences with expected attendance and a suggested rate impact.

Benchmark with STAR indices
MPI, ARI and RGI against your comp set across four time windows, the standard hotel benchmarking view.

Export for your owner
Six report types, exported to HTML, PDF or Excel. Generated reports are saved per property for re-download.
